Located in the northern part of Dohuk, this private villa is a beautiful example of neoclassical architectural style that blends timeless architecture with practical living spaces. Spread over three floors, the villa is designed to offer both luxury and comfort, with a total built-up area of 780 m².
The ground floor covers 300 m², designed to meet both leisure and living needs. It has a large parking space for two cars, a private swimming pool, a cozy living room and a flexible bedroom with a small kitchen and private bathroom. The recreation area includes table tennis and billiards, creating a fun atmosphere for the family.
On the first floor, covering 240 m², the floor plan encourages family gatherings and hosting guests. The central family hall connects to an open-plan kitchen and dining area, creating a warm and inviting space. There is also a separate guest bedroom with en-suite bathroom, along with a further bedroom, a shared bathroom, sink and a lovely garden of 60 m² which extends the outdoor living space.
The second floor is 240 m² in size, with an additional 30 m² of balconies offering great views of the surroundings. This floor includes four spacious bedrooms, all with en-suite bathrooms and walk-in closets, as well as a central hallway connecting the rooms.

The ceilings have classic decorative patterns made of compressed plasterboard.

The villa is also powered by a double diode cell solar energy system, reflecting its eco-friendly design. High-quality 13.5 cm thick aluminum windows with double-glazed thermal insulation and 15% sun protection complete the energy-efficient structure.
