Architectural design and drawings, 2019-2022
Plot size: 4000 m²
Building area: 3021 m²
Construction: 2019-2022
KAJ is a unique tourism project strategically located along the main road connecting Dohuk and Amedi, on the eastern side of the Zawita Valley. The plot covers approximately 4000 m², with a built-up area of approximately 3021 m², which blends naturally into the landscape. The project consists of two floors, each designed to meet both practical and visual needs.
The ground floor includes key facilities, such as a spacious restaurant, a cafeteria, a dedicated meat preparation area, a bakery and several market spaces. These are supported by storage rooms, sinks and private bathrooms, ensuring smooth operation and convenience for each section.
On the first floor, the layout continues with an additional restaurant section and a cafeteria section, along with more market spaces. This arrangement increases the capacity of the project while maintaining smooth movement and a unified spatial experience.
A prominent feature of the Quay project is its unique location over a natural waterway, with the Zawita Valley water channel flowing through the site. The architectural design embraces this natural feature and creates a close connection between the building and the environment. The main façade faces the main road and welcomes visitors, while the rear façade follows the shape of the hillside, offering peaceful views and reinforcing the project's connection to the surrounding landscape.
The design focuses on blending into the region's rich natural environment, combining tourist facilities with the valley and mountain scenery. The architectural style, material selection and layout are carefully chosen to accentuate the beauty and serenity of the Zawita Valley, making Kaj not only a practical destination but also an immersive experience for visitors.
